What changes when the pool deck is under a screen enclosure?

The screen keeps leaves out but holds shade and damp in, so mildew, the cage footer and the frame anchors all need attention before a new surface goes down.

Under a pool cage, parts of the deck rarely get full sun. Black mildew settles into the texture there and creeps back after every pressure wash. The enclosure sits on a concrete footer along the edge of the deck, and its posts are anchored into the slab. Water collecting along that edge, rust around the anchors and cracks running out from them are common on older enclosures.

My spray texture deck is chipping. Can it be resurfaced?

Usually, as long as the concrete underneath is sound; the loose texture comes off and the deck is repaired before the new coat goes on.

Plenty of decks built in the 1980s and 1990s were finished with a sprayed knockdown texture. Years of sun, chlorine and pressure washing chip it, fade it and wear it thin along the paths people walk most. A coat of paint over chipping texture lasts only until the texture under it lets go. Resurfacing starts by removing what is loose and repairing the cracks, so the new finish bonds to something solid.

Should I paint my pool deck or resurface it?

Paint is a quick color refresh for a deck that is still in good shape; resurfacing is the answer once the surface is chipped, cracked or worn through.

Pool deck paint flies off store shelves every spring, and on a sound deck it can freshen the color for a season or two. It does not fill cracks or rebuild worn texture, and it peels wherever water gets under it. A resurfaced deck gets a new wearing surface with texture for footing, topped with a sealer chosen to stand up to chlorine and salt water.

Does the screen enclosure have to come down?

No. The deck is worked around the posts and along the footer, and the screens near the work are protected.

Will a coated pool deck get hot?

Can the covered lanai be done at the same time?
